Our Portfolio – Our Story

PWGSC is pleased to announce the release of Our Portfolio – Our Story 2011-2012. This is the third report on our real property portfolio. It provides detailed reporting on the financial, operational and functional performance of PWGSC's Crown-owned office building portfolio. It also provides summary results for other components of the national portfolio, including leased office facilities, engineering assets, and the Parliamentary Precinct.

In 2011-2012, PWGSC provided work environments for 109 federal departments and agencies. These environments accommodated approximately 271,000 employees at more than 1,800 locations across Canada. PWGSC's inventory consisted of 335 Crown-owned buildings, over 2,000 leases in 1,400 locations and nine lease-purchase buildings. Building space in which PWGSC provided accommodation totalled approximately 7.3 million square metres (m²), of which 3.4 million m² (46%) was Crown-owned, 3.5 million m² (48%) was leased, and 500,000 m² (6%) was under lease-purchase agreements.

Other highlights from the 2011-2012 report include:

  • 87% of PWGSC's 7.3 million m² of real property is office space
  • 221 Crown-owned office buildings totalling 2.7 million m²
  • Average operating and maintenance expenses were $145/m², down from $151/m² in 2010-2011
  • Capital expenditures decreased from $76/m² in 2010-2011 to $59/m²
  • Marketable vacancy rate of the Crown-owned office portfolio was 3%, up from 2.5% in 2010-2011
  • Average national market value of the Crown-owned office portfolio was $1,805/m², representing a 6.5% increase from 2010-2011
  • 74 (33%) Crown-owned office buildings have been designated as federal heritage buildings
  • Key office accommodation metrics:
    • Square metres of office space per employee: 19
    • Cost of office space per employee: $5,868
    • Cost of office space per square metre: $309
