According to Board of Governors meeting minutes, they felt the value of their property had increased by 1951 to between 300% and 1200% over its 1947 purchase price. For example, the College responded to the initial offer from the FDC staff with a counter-offer of $3,000 per acre, or $117,000 in total. Evidence suggests the actual land value at that time was not more than initially determined by FDC staff. Even that value might seem high when compared to other investments held by the college; the squatter occupants; the lack of municipal services and physical isolation from the City of Ottawa; and the fact this area was under a resolution for expropriation.

Without additional research it is not possible to be certain of the facts and circumstances which led up to this site becoming a campus. A coherent theory of the process cannot be developed with only information uncovered to date. Currently, it is not known for certain under what circumstances land was first donated to the College. It is equally unclear why the college acquired the remaining site under circumstances that can only be considered highly unusual and poorly explained.
